Richard A. Butkus, Jr. brings over thirty (30) years’ experience in diversified consulting services, leadership and management in the professional land surveying industry. Beginning his career with Control Point Associates, Inc. as Project Manager in 2006, Rich has been involved with major projects and developing creative ways to employ new technologies on traditional surveys. He was instrumental in the continued growth of the firm through the expansion of client services, technology and systems implemented to create efficiency and value-added services. Rich facilitated the expansion of the company from two branches, to most currently, 12 branches throughout the Northeast. Doubling the market in addition to expanding services nationally.
Paul Jurkowski
Paul Jurkowski has been in the land surveying industry for over thirty-eight (38) years with the last twenty-six (26) years being dedicated to Control Point Associates, Inc. Paul has a strong background in construction, multi-phased developer projects, and large residential subdivisions with all stages of development and mapping. He played an integral part in facilitating the expansion of the company from two branches to most currently 12 branches throughout the Northeast. He mentors staff on how believing in and following the company core values attribute directly to a successful career.
James C. Weed, P.L.S.
James Weed has been an active member in the land surveying industry for over twenty-three (23) years. Mr. Weed joined Control Point Associates, Inc. in 2008 bringing expertise with construction stakeout services, expert testimony, and geodetic control surveys. Mr. Weed holds professional land surveying licenses in New Jersey, New York, Pennsylvania, Connecticut, and Vermont. As Partner, Mr. Weed oversees construction services.
Bob Tuzzo
Bob Tuzzo brings over twenty (20) years’ experience in accounting and finance to Control Point Associates, Inc. He has extensive financial planning and analysis experience in a variety of industries including retail, publishing and professional services. At Control Point Associates, he is responsible for providing financial guidance and data analytics to leadership, field management and corporate teams. He obtained his Bachelor of Science in Accounting from Monmouth University.
Derek Munro, CPA
Derek is Control Point Associates, Inc.'s Accounting Manager, based in Warren, NJ. A Certified Public Accountant in the state of New Jersey, Derek brings over nine (9) years of private sector accounting experience. His primary focus at Control Point is managing and reviewing the financial close process and partnering with project managers to facilitate their fiduciary efforts in the firm. He carries a diverse background in business acquisitions, contract management, revenue recognition, compliance, and back-office growth and efficiency. Before working with Control Point, Derek was at the forefront of helping acquire and consolidate over 80 different companies in the medical device industry, which expanded the firm's medical practice from 50 locations to over 600 sites nationwide. Derek is a great asset, tackling the nuances of revenue recognition, acquisitions, and many special accounting projects. Derek holds a Bachelor of Arts in Business Studies with a concentration in Accounting with Honors from Stockton University in Galloway, NJ.
Kevin Klus
Kevin is Control Point’s Chief Financial Officer. Based in Warren, New Jersey, he collaborates with branch management and corporate leadership across the company's 12 office locations. A certified public accountant who earned his Bachelor of Science in Accounting from Rutgers University with honors and more than 15 years of public/private experience. Kevin brings a diverse level of knowledge and experience to every project he takes on. He oversees a team of accounting professionals responsible for daily accounting activities, as well as financial planning, budgeting, reporting, and external audits. His experience includes monthly accounting close, accounts receivable, accounts payable, consolidations, accruals, financial reporting, and process improvements.
Andrew Choffo
As Vice President of Human Resources, Andrew Choffo provides oversight to Control Point Associates, Inc. employee relations; talent management and acquisition; policy and procedure development; compensation and benefits programs; training; and organizational growth and development. Andy holds the title of Certified Senior Professional in Human Resources from both The Human Resource Certification Institute and The Society for Human Resource Management.
Cevgi DeLeon-Estrada
Cevgi DeLeon-Estrada joined Control Point Associates in September of 2020, bringing her experience in Human Resources and Management from the banking and restaurant industry. Cevgi obtained a Bachelor of Science in Business Management from Kean University and was a member of the Sigma Beta Delta Honor Society. After earning a management position early in her career, Cevgi gained experience in leadership, training and development, onboarding, payroll processing and discovered her passion for supporting people in the workplace to achieve their goals. Here at Control Point Associates, Cevgi has a broader influence, being a key member of our HR team. Her work ethic and ambition have led her to make meaningful impacts, such as revamping our onboarding program. She is also responsible for CPA’s payroll processing, safety training, new hire onboarding, employee relations, and overseeing the recruiting department. Cevgi strives to support the company's continued growth and be a voice for employees at CPA to help support the company in being a fantastic place to work!
Megan Chase
Megan Chase joined Control Point Associates in mid-2017 as an HR Coordinator bringing with her Human Resources experience from the professional sports industry. Since joining the team she has consistently tackled everything thrown at her including management transitions, a pandemic and reconciliations! As Human Resources Operations Manager, Megan strategizes for the department designing, implementing and optimizing all of our HR related systems. She really should be MVP as she oversees payroll processing for the entire company, that’s right, she makes sure you get paid! She manages everything benefits, employee relations, reward programs and anything in between. She is your go to if you need anything Human Resources related and is always willing to lend a helping hand.
Evan Rosenberg
Evan J. Rosenberg, Esq. brings a wealth of legal experience to Control Point Associates. He received a B.A. from Washington University in St. Louis and attended law school at Seton Hall University. He worked for over a decade in Manhattan and New Jersey, earning distinctions for his exceptional advocacy in both State and Federal Courts. Mr. Rosenberg left private practice in 2019 and brought his expertise to a national insurance carrier. Before joining Control Point Associates, Mr. Rosenberg was the Assistant General Counsel in charge of handling various legal matters for three national brands operating in 49 states.
John Lynch, P.L.S., P.P.
John Lynch has been with Control Point Associates, Inc. for over twenty-seven (27) years of his thirty-eight (38) years within the land surveying industry. John maintains professional land surveying licenses in New Jersey, New York, Massachusetts, Pennsylvania, Connecticut, Delaware, Florida, Kentucky, Maine, New Hampshire, Ohio, Rhode Island, South Carolina, Virginia, West Virginia, and Georgia. In addition, John holds a New Jersey Professional Planner license. As Director of Survey, John ensures all quality control guidelines are followed and implements a zero-tolerance policy for deviating from company policies and procedures. John conducts ongoing in-house seminars to advance training and overall competency of field and office personnel. He brings extensive experience with ALTA/NSPS Land Title Surveys to all markets within the land surveying industry
David Hines
David Hines brings over eighteen (18) years of expertise in the land surveying industry to Control Point Associates, Inc. Dave has extensive experience with ALTA/NSPS Land Title surveys, boundary, location and topographic surveys, and three-dimensional high-definition laser scanning. Throughout his career, Dave has worked closely with private and commercial developers and large organizations such as Amtrak, SEPTA, The Philadelphia Redevelopment Authority, The Children’s Hospital of Philadelphia, and Drexel University. Dave has worked as an Assistant Project Manager, Project Manager, Branch Manager, and Director of Operations before filling his current role as Vice President of Operations. In this role, Dave brings strong leadership and coordination while ensuring operational excellence in branch offices by establishing and implementing policies and procedures to optimize field and office resources. Dave works with the branch offices and departments to coordinate efforts based on the company’s goals.
Raechel Klein
Raechel Klein is a progressive Business Operations Manager with strength in driving performance, reducing inefficiencies, and a passion to motivate employees. With over twelve (15) years of experience working in operational roles and over eight (10) years with Control Point Associates, Inc., Raechel has facilitated and provided the support necessary for overall company expansion and market growth to all of Control Point’s offices. Operational tasks include implementing all relevant statutory and mandatory requirements associated with operating worldwide and working within the framework of the company’s Core Values, and promoting their Mission Statement. In addition, Raechel works closely with Occupational Safety and Health Administration and the Transportation Security Administration to ensure vital security measures are in place for our field personnel.
Robert Pinzon
Robert Pinzon joined Control Point Associates, Inc. in 2015 as IT Manager before advancing to Director of IT in 2019. He gained an extensive practical knowledge of information systems, hardware and software testing, network support and technical support during his twenty-two (22) years in the IT field. Robert continually implements improvements and efficiencies to all of Control Point Associates’ offices. Leading the Research and Development team, he continually challenges today’s technology to ensure our clients are provided with the most user-friendly and intuitive deliverables possible. Robert obtained his bachelor’s degree from Kean College in Computer Science.
Jessica Haddix
Jessica, a native of South Florida, has been an integral part of the surveying industry since the age of 16. As a fourth-generation member of the McLaughlin Engineering Company, her roots run deep in the field. Over 19 years, Jessica has amassed a wealth of office experience within surveying, fostering enduring connections with a multitude of clients. Her zeal for marketing and networking finds expression through her affinity for photography, engaging conversations, and a genuine enthusiasm for forging new relationships. In 2023, Jessica's academic journey culminated in the attainment of a Business Marketing degree from Florida Atlantic University. Jessica's passion, honed skills, and academic foundation converge as she eagerly embarks on this exciting new chapter in her professional odyssey.
Kenneth Stigner, P.L.S., P.P.
Kenneth Stigner is a licensed professional land surveyor in New Jersey, New York, Connecticut, Delaware, and Vermont. Ken also maintains a Professional Planner license in New Jersey. He has over forty-five (45) years of experience in nearly all types of survey projects. Over the course of his career, Ken’s work has ranged from topographic and site surveys for the development of schools, neighborhoods, and commercial complexes, to detailed survey and mapping work for new roads, subway tunnels, and underground utilities. Ken is the Surveyor of Record for several high-profile projects such as The World Trade Center Complex, which included transfers of interests between numerous agencies for property interests for the new tower, the memorial and other buildings; boundary surveys for both the new and old Yankee Stadiums; Brooklyn Arena; John F. Kennedy Airport; LaGuardia Airport and numerous other parcels.
John A. Alcorn
John Alcorn has thirty-one (31) years’ experience within the land surveying industry and has been with Control Point Associates, Inc. since 1996 serving in many roles. John specialties include title issues, construction stake out and ALTA/NSPS Land Title surveys. As Senior Project Manager, John works extensively with commercial, retail, residential, pharmaceutical and financial developments. He has previously partnered with W.B. Homes, North Point Development, Endurance Real Estate Investments, Disney Worldwide Services, Inc. and Wawa. John is active with the Pennsylvania Society of Land Surveyors and serves as the Delaware Valley Chapter Treasurer and Board of Director.
Jerald McLaughlin, L.S.
Jerald A. McLaughlin boasts an impressive forty-one (41) years of experience in the Land Surveying Industry. His journey began in his childhood, working for the family business and becoming the third-generation torchbearer. Progressing from mastering field operations to cultivating strong client relationships, he eventually owned McLaughlin Engineering Company from 1999 to 2023. Jerald's contributions encompass significant projects like Port Everglades, expansive South Florida marinas, Bahia Mar Fort Lauderdale, and Pompano Park Racino. Jerry's expertise spans technical areas such as Right-of-Way Mapping, Infrastructure Location, Condemnation Surveys, and Submerged Land Surveys. His proficiency extends to Construction Design and Expert Witness Testimony, informed by both public and private sector insights. In 1993, he earned an Associates Degree and Surveying License from the University of Florida and Palm Beach Community College. Active in South Florida organizations, including The Executive Association of South Florida, Jerald announced his role as Branch Manager/Principal of Control Point Associates FL, LLC in July 2023. This advancement underscores his eagerness to leverage his extensive knowledge and skills in his new position, marking a significant stride in his distinguished surveying career.
Patricia Brooks L.S.
Patricia Pauli Brooks, L.S. has over forty-four (44) years of experience. Licensed as a land surveyor in 1988, she studied land surveying at SUNY Dutchess, is a second-generation Land Surveyor, and has been engaged in the practice of Land Surveying since 1978. Her expertise includes title surveys, highway right-of-way surveying, engineering surveys, site planning, and subdivision design. She has an extensive background in land use planning, including the preparation of site analysis, feasibility reports, and environmental assessment forms. She has assisted multiple municipalities in the implementation and/or revision of zoning and subdivision regulations. Patricia has served as a consultant to many private and public agencies, sharing her extensive depth of knowledge of the New York State Environmental Quality Act on projects. Before joining Control Point Associates, she was the President of Brooks & Brooks, Land Surveyors P.C., Vice-President, and General Operating Manager of Roy H. Pauli, P.C. Land Surveyors, and Land Planners. Mrs. Brooks is a Trustee and past President of the New York State Association of Professional Land Surveyors and currently serves as State Representative on the Board of Directors of the National Society of Professional Surveyors. She has served on a multitude of committees and continues to serve her community.
Gregory Sawulski
Gregory Sawulski has been involved with the land surveying industry for over twenty (20) years. For the past fifteen (15) years, Greg has been an integral part of the Control Point Associates, Inc. team, holding roles as CAD Operator, Survey Technician, Project Manager, and Branch Manager. In his current role as New York City Metro Regional Manager, Greg oversees the production and operations of Control Point’s Manhattan and Long Island offices. His extensive knowledge consists of boundary and topographic surveys, ALTA/NSPS Land Title surveys, interior surveys, three-dimensional high definition laser scanning, and building monitoring. Greg holds an Associates of Science Degree for Urban Forestry from Essex-Agricultural and Technical Institute.
Gerry Holdright, P.L.S.
Gerry Holdright has been an active member of the land surveying industry for over twenty (20) years and holds a professional land surveying license in Massachusetts. He has a degree in Geomatics from the College of Geographic Sciences in Nova Scotia. Gerry has a wide range of knowledge in creation and discontinuance of street layouts, construction layout, geodetic control, GPS procedures, subdivisions, three-dimensional high definition laser scanning, boundary surveys, photogrammetric mapping, deformation monitoring, and zoning changes. He continues to grow Control Point Associates’ presence in the New England area and is passionate about supplying his clients with the best possible service options to meet their project needs.
James D. Sens, P.L.S., P.P.
James D. Sens, P.L.S., P.P. has extensive and diversified experience in all aspects of professional land surveying, geospatial and consulting services. Jim is licensed in New Jersey, New York, Pennsylvania, Maryland, Connecticut, and Delaware, and a Professional Planner in the State of New Jersey. As Branch Manager of Control Point Associates, Inc.’s Warren, New Jersey office since 2016, Jim is actively expanding its growth in public market sectors and propelling Control Point’s success to new heights through continued staff development, mentoring and maximizing the latest technologies. With over thirty-seven (37) years’ experience in the land surveying industry, Jim has a proven track record of client satisfaction through his long-term relationships with diverse client base, providing such services as topographic, boundary and location surveys, ALTA/NSPS Land Title surveys, construction layout services, three-dimensional high-definition laser scanning and modeling, and GIS/Asset Management. Jim obtained his Bachelor of Science in Survey Engineering from New Jersey Institute of Technology where he is an adjunct professor teaching “Boundary Control and Legal Principals” and “Boundary Line Analysis,” and holds an Associates in Applied Science in Forest Technology from The University of New Hampshire. He is a past president and fellow member of the New Jersey Society of Professional Surveyors and was named their Surveyor of the Year in 2012. He is also active in the National Society of Professional Surveyors having served as the New Jersey Director and on the ALTA/ACSM Land Title Survey Standards committee.
Jody Lounsbury, P.L.S.
Jody Lounsbury has over thirty-four (34) years of experience in all types of survey applications, including more than eighteen (18) years of experience with a wide variety of three-dimensional high definition laser scanning applications. Jody has worked along with Leica Geosystems and other software manufactures developing and refining workflows integrating static and mobile LiDAR and conventional survey data, as well as beta testing and reviewing software. Jody also assists with the development of internal training procedures for the collection, integration, transmission, and storage of LiDAR datasets. He has provided survey and LiDAR related services for local, state, and federal agencies including NYSDOT, PANYNJ, NYCDDC, NYCEDC, KAPL, NYSTA, NYCDOT, NYSOGS, National Park Service, AMTRAK, and MassDOT. Jody has worked with private entities including Norfolk Southern Rail Corp, CP Rail Corp, and Sikorsky. Jody has written extensively on LiDAR and its’ applications and has been a repeat guest speaker at state and international conferences including SPAR Point Research, Hexagon, New York, New Jersey and Vermont Land Surveyors, AIA, NYSATE, and Bentley. Jody is a professional licensed land surveyor in New York.
Richard Brooks, L.S.
Richard C. Brooks, L.S. has over forty-seven (47) years of experience. Licensed as a land surveyor in 1984, he is a third-generation surveyor, having started his land surveying career with West Associates, of Shandaken, New York in 1975. Mr. Brooks’ expertise includes boundary surveys, expert witness testimony, site planning, and GPS control surveys. As Senior Project Manager, he has successfully overseen logistically complicated projects, including the management of a multimillion-dollar survey contract for the New York City Department of Environmental Protection spanning the last 23 years. He is a member of the Mid-Hudson Valley Land Surveyors Association and serves on its Board of Directors. He is a member of the Vermont Association of Professional Land Surveyors, the National Society of Professional Surveyors, and the New York State Wetlands Forum. He serves as the New York State Coordinator of the Certified Survey Technician Accreditation Program, and previously served as the director of the New York State Association of Professional Land Surveyors. Mr. Brooks routinely presents Continuing Education Programs at a multitude of educational settings.
Matthew Murphy, P.L.S.
Matthew Murphy is a licensed land surveyor in New York State with over 21 years of experience in the industry. Throughout his career, he has managed projects of various sizes for federal, state, and municipal agencies as well as for residential/commercial private developers throughout Central and Western New York State, Western Pennsylvania, and Ohio. He has extensive experience in instrument, ALTA/ASCM Land Title, boundary, topographic, and hydrographic surveys, as well as construction stakeout, as-built surveys, and deformation monitoring. Mr. Murphy is currently focused on growing Control Point’s presence and footprint throughout Western New York via staff development, mentorship, and building and maintaining strong client relationships. Matthew is in constant contact with clients throughout the entire process to maximize value and ensure overall client satisfaction.
Karan Goswami
Karan Goswami has been involved in the land surveying industry for over five (8) years. Karan joined Control Point Associates Inc. in 2018 as Survey Technician before moving into the role as Project Manager. He plays an integral part in managing and training field and office staff, as well as scheduling projects. Karan provides high-quality survey documents and works extensively with three-dimensional high-definition laser scanning, 3D modeling, façade surveys, ALTA/NSPS Land Title surveys, writing metes and bounds descriptions, construction stakeout, boundary and topographic surveys, aerial/hydrographic mapping, preparation of subdivision/consolidation plans, and flood elevation certificates. Karan holds a Bachelor’s of Science in Mechanical Engineering, and a Master of Science Degree in Mechanical Engineering from New Jersey Institute of Technology. He is currently pursuing a Bachelor of Science in Surveying Engineering Technology at the University of Maine.
Eric Locwin, MBA
As a Project Manager, Eric Locwin is instrumental in providing quality-controlled survey documents in a timely manner for our diverse clients. Eric has worked extensively with reviewing and plotting deeds, title commitments, writing Metes & Bounds Descriptions, construction stakeout services, 3D modeling, boundary and topographic surveys, property descriptions and 3D high-definition laser scanning. Eric holds Bachelor’s degrees in Environmental Science and Regional Planning with a minor in Geographic Information Systems, as well as a Master’s Degree in Business Administration.
George Phillippi
George Phillippi has over eighteen (18) years’ experience in the land surveying industry specializing in three-dimensional high definition laser scanning in the oil and gas industry. Prior to joining Control Point Associates, Inc. in 2017, George completed and oversaw over a thousand projects throughout The United States of America, Europe, the Middle East, Africa, and the West Indies. As Senior Project Manager, George oversees a dedicated team assigned to the Port Authority of New York and New Jersey as well as several private clients throughout the company footprint.
William (Bill) Whimple, P.L.S.
Bill Whimple has over thirty-three (33) years of experience in the land surveying industry. His extensive knowledge includes boundary, topographic, wireless, utility, ALTA/NSPS Land Title surveys, forensic, LiDAR, hydrographic, GPS control, and railroad surveys. Bill is a licensed Professional Land Surveyor in Connecticut and New York.
Charles (Chuck) Lent, L.S.
Chuck Lent joined Control Point Associates, Inc. with over thirty-five (35) years’ experience in the land surveying industry. Holding six professional land surveyor licenses, Chuck brings his knowledge of working in both private and public sectors within New York, Pennsylvania, Rhode Island, Connecticut, Vermont and Maine.
Gregory Dessi
Gregory Dessi has been involved with the land surveying industry for over twenty-two (22) years. As a Senior Project Manager, Greg has been instrumental in providing quality-controlled survey documents to diverse clients within the Long Island, New York area. Greg has worked extensively with boundary and topographic surveys, ALTA/NSPS Land Title surveys, and three-dimensional high definition point cloud modeling. He is diverse in various construction stakeout applications of all sizes, NYSDOT dedication, and right of way surveys.
Brett Rissmiller
Brett Rissmiller has been involved with the land surveying industry for over fifteen (15) years. As Project Manager, Brett provides high-quality survey documents to Control Point Associates, Inc.’s diverse clients. Brett has vast experience performing boundary analysis, reviewing title commitments, Department of Transportation Right-Of-Way plans, preparation of Metes and Bounds documents, preparation of subdivision/consolidation plans, along with knowledge of flood elevation certificates, and boundary and topographic surveys.
Michael Tubertini
Michael Tubertini has been in the land surveying industry for over twenty-five (25) years. Mike has extensive knowledge in all phases of the land surveying industry including field work, calculations, deed research, and plan preparation using various CAD systems. He has experience with state highways, railroads, subsurface utility location, as-built surveys, aerial photo control, topographic surveys, residential developments, and large tract outbound surveys. Mike has performed numerous construction layouts for highways, utilities, infrastructure, dams, residential subdivisions, and commercial sites. As Senior Project Manager, Mike is responsible for successfully controlling, executing , monitoring, and closing projects within Southern New Jersey, Philadelphia, Maryland and Delaware regions.
Richard Butkus III
Richard Butkus, III, joined Control Point Associates, Inc. in 2011 and has 14 years of experience in the land surveying industry. Richard began in the field as an Instrument Operator, where he excelled and quickly moved into the office as a Survey Technician. He has vast experience with terrestrial laser scanning and managing point cloud information, inside and outside of the office. Richard took over the role of Director UAV, Supervising Control Point Associates, Inc.’s UAV pilots and overseeing firm-wide drone flight schedules, capturing photography, video, 3D Point Clouds, and aerial mapping. Richard manages the day-to-day operations and projects within the UAV Division.
Allan Mahoney
Allan Mahoney, Senior Geospatial Manager, has over thirty-eight (38) years of experience in the land surveying industry, with numerous survey projects encompassing three-dimensional high definition laser scanning, ALTA/NSPS Land Title surveys, topographic and boundary surveys, legal descriptions and easement preparations. Al has extensive knowledge in high definition laser scanning and BIM/3D modeling in the commercial, education and institutional industries throughout North America. As Senior Geospatial Manager, Al has been at the forefront of Mobile LiDAR technology, ensuring best practices are followed by instituting quality assurance procedures and continually researching new technologies and ways to implement Mobile LiDAR technology as a beneficial solution to the project goal of our clients.
Dawn F. McCall, GISP.
Dawn F. McCall, GISP has been a Geographic Information Systems Professional for over twenty-five (25) years. She has extensive knowledge in GIS and Land Records with experience in project management, database management, and systems integration. Dawn has over thirteen (13) years dedicated to facilities and land-related issues relating to GIS integration. She is actively involved in many GIS and Surveying professional organizations including the Mid-Atlantic Chapter of the Urban and Regional Information Systems Association (MAC URISA), the Urban and Regional Information Systems Association (URISA), and the New Jersey Society of Professional Land Surveyors (NJSPLS).
